Heirloom Equity is a private equity firm focused on first-position mortgage notes — acquiring existing paper and originating new lending against conservative terms. The firm operates alongside Halliday Investments, LLC, sharing underwriting, operations, and governance.
We invest our own capital first. We partner with other investors selectively — only when the structure is fair to all sides and the thesis is one we’d take across the cycle.
The firm is deliberately small. Small means every position is known by name, every borrower has a face, and every decision is traceable back to a person who signed for it.

Peter Halliday
Manager
Peter Halliday is Manager of Heirloom Equity and Halliday Investments, LLC. He began private equity investing in 2020, building an acquisition book that now spans 25+ first-position mortgage notes with 10+ taken full cycle — through re-performance, refinance, or orderly resolution.
Before real estate, Peter spent 25+ years in software — shipping, owning, and operating businesses where the unit economics had to be real. That background shapes how Heirloom underwrites: process before deal, documentation before conviction, and a system that catches an operator’s ego before a market does.
The same discipline produced NoteLedger.io, portfolio management software for mortgage note investors — built for Heirloom’s own book and now offered to others.
Peter holds an M.Eng. in Computer Science from Cornell University (2013) and a B.S. in Religion from Liberty University (2000). He lives outside Chicago.
